Per the Country Downs HOA covenants and restrictions, the parking or storage of commercial vehicles, landscape trailers, boats, boat trailers, buses, RV's, campers, trailers, etc. are strictly prohibited and the Board enforces these C&R violations stringently.  

There are a number of affordable options for storage locally, including Park 4 Dayz Storage and Self Storage of Lake Mary. Thank you for your compliance.

Annual Dues Payment Options

Mark Management has a partnership with CINC Systems, LLC, and One Florida Bank to provide your Country Downs HOA’s payment processing and banking. The transition from Association maintained accounts receivables to CINC took effect on September 1, 2022.  

  • Online Payments: You will be able to make online payments using either e-check or credit cards.  To make your payments, please go to our website at https://cincwebaxis.com.  This website has been specifically designed to allow you the convenience of making your payments online and accessing your account information.  On your first visit to the website, you will need to register.  Simply click on the “Register” button and complete the information required.  Once your registration request is reviewed and validated by Mark Management, you will receive an email with a link to set your password. You can then log in with your email address and new password to make payments and access information about your community and property.
  • Lockbox Service:  The address for mailing payments (P.O. Box 25476, Tampa, FL 33622-5476) is on your statement included with this letter.  When writing your check, please make sure to make it payable to Country Downs HOA and include your account number on the memo line which is also on your statement.
  • If you would like to pay your assessments using an online bill payment service or your personal bank’s online payment service, you must set up a new payee using the mailing address information on your annua; statement.  This will ensure your payment is posted promptly, and there is no charge through the Cinc system.

August 2022

Late last year, following a thorough due diligence process, the board hired Mark Management (state certified CAM) to advise the board and manage general legal and operational requirements of the Association.  This action was taken as a precautionary measure due to dwindling HOA volunteers for Board and ARB positions.  The Board retains responsibility for oversight and ongoing management. In July, the board voted to expand the professional services relationship with Mark Management by leveraging their ability to invoice, collect and report on annual dues payments.  The Board will continue to retain financial oversight of the community.
